Market Perspective

It was so fun speaking with PollyAnna and her team – they are a great crew with a tremendous wealth of knowledge that comes from a deeply personal place of understanding what makes Montana, Montana.

Jennie: PollyAnna, what insights can you share about the current market conditions in and around Bozeman?

PollyAnna: The Bozeman market remains dynamic, though we’re seeing some seasonal shifts as we move into winter. Historically, winter is a slower time for real estate here, but Bozeman tends to defy traditional patterns in some ways because of its unique appeal. For instance, we're still seeing steady interest from out-of-state buyers looking for second homes or relocating entirely to Montana for the lifestyle, especially in our luxury market. That said, there’s also been a resurgence of local buyers—particularly families and young professionals—who are taking advantage of the inventory that’s been coming onto the market.

Jennie: How would you describe the state of the market right now?

PollyAnna: It’s a balanced market in many respects. Inventory is higher than it was during the frenzy of the last few years, so buyers have more options and negotiating power. Sellers, on the other hand, are having to adjust expectations slightly, especially on pricing, as the days of multiple offers over asking are tapering off for most properties. However, homes that are priced right and present well—think staged, move-in ready, and with appealing winter amenities like fireplaces and hot tubs—are still selling quickly.

In the luxury sector, we continue to see demand for homes with acreage, mountain views, and proximity to Big Sky. Those buyers are very discerning, and their decision-making process often involves the long-term lifestyle benefits of owning a home in Montana.

Jennie: What trends are you seeing in terms of who’s buying in the area?

PollyAnna: The buyer pool is really diverse right now. A good portion of buyers are relocating from larger metropolitan areas—California, Texas, and the Midwest, primarily—and are drawn to Montana’s open spaces, strong sense of community, and the ability to work remotely. Locals, meanwhile, are seizing opportunities to upgrade or downsize, depending on their needs. The mix creates an interesting dynamic, as we’re seeing both groups appreciating the same things about living here: the lifestyle, the access to outdoor activities, and the small-town charm paired with a growing cultural scene.

Jennie: How does the winter season impact the market?

PollyAnna: Winter in Bozeman is unique. While some buyers may pause their search until spring, others see it as the perfect time to buy—especially those interested in properties near skiing or with winter amenities. For sellers, it’s critical to showcase how homes perform during this season. That might mean emphasizing energy-efficient features, cozy living spaces, or proximity to winter recreation. There’s also something magical about showing a home against a backdrop of fresh snow—it adds to that quintessential Montana appeal.

Jennie: Any advice for buyers or sellers in the current market?

PollyAnna: For buyers, this is a great time to explore your options. The increased inventory means there’s less pressure to rush, so you can be more intentional about finding the right property. Work with an agent who understands not just the market but also the nuances of Montana living—it can make all the difference.

For sellers, presentation is everything. Take the time to prepare your home for winter showings, from keeping driveways clear of snow to adding a few seasonal touches inside. Pricing your home accurately is also crucial in today’s market, as buyers are more informed than ever.

Ultimately, whether you’re buying or selling, it’s about finding the right fit for your needs and lifestyle, and that’s where my team and I excel—guiding our clients through this process with expertise and care.

Market Perspective

Anita is a powerhouse of information and experience, and clearly has a command of the Ontario market. It was wonderful talking to her about the local Canadian market, and here’s a recap:

Jennie: Why do you find Prince Edward County such a special place?

Anita: Prince Edward County stands out for its perfect balance of accessibility and charm. Conveniently located with easy highway access to Toronto and surrounding cities, it preserves its unique, small-town feel, making it a highly desirable destination. The County’s rich historical heritage has fostered a dynamic cultural scene, which is particularly appealing to artists and creatives. Visitors can explore a range of galleries, theatre productions, and festivals such as the Prince Edward County Arts Trail and the annual Prince Edward County Music Festival.

Furthermore, the County offers a wealth of outdoor activities for nature enthusiasts, with Sandbanks Provincial Park being one of its most renowned attractions. Famous for having some of Ontario's finest sandy beaches and the largest bay-mouth barrier dune formation in the world, the park provides opportunities for water sports, camping, and hiking on trails like the Prince Edward County Trail and the Millennium Trail.

Despite its relatively small population, the County boasts a warm, welcoming community that draws people from across Canada and beyond, offering a relaxed pace of life that is hard to find elsewhere.

Jennie: Why do you feel it’s an attractive time to buy in Prince Edward County?

Anita: Given recent changes in interest rates by the federal government, there is a growing trend toward individuals and families seeking homes in communities like Prince Edward County. With the market still in a relatively transitional phase, now presents an excellent opportunity to secure a property before conditions shift. The affordability of purchasing here, combined with the unique lifestyle the County offers, makes this an opportune time for prospective buyers. Whether seeking a permanent residence or a vacation home, the favorable conditions are opening doors that were previously more challenging to access.

Jennie: Please share with us your thoughts and highlights on the local market activity.

Anita: Prince Edward County is renowned not only for its rich agricultural sector but also for its thriving wine and culinary scene. The region’s many wineries and vineyards are key contributors to its growing reputation as a food and drink destination. Many local restaurants prioritize sourcing ingredients from nearby farms, offering a true farm-to-table experience.

The County is also home to several picturesque towns, including Picton, Wellington, Bloomfield, and Cherry Valley, each offering a charming mix of boutique shops, art galleries, and diverse dining options. Throughout the year, the area hosts various local events such as craft fairs and art exhibitions. A standout event is the harvest festival, where visitors can enjoy food tastings featuring locally grown produce while touring the surrounding farms.

Jennie: Why is this the right time to buy in Prince Edward County right now?

Anita: This is an ideal time to purchase in Prince Edward County. Over the past two decades, the area has experienced an influx of interest, particularly from urban residents seeking vacation homes or retirement properties. Although property prices have risen in response to growing demand, the County retains much of its rural appeal. The local economy, increasingly driven by wine tourism, paired with its vibrant arts scene, positions Prince Edward County as a desirable destination for those seeking both a getaway and a place to settle permanently. Its proximity to Toronto and ferry access, along with a growing appeal among residents of Montreal and Quebec, ensures that the County remains an attractive option for both seasonal and full-time residents.

Jennie: What’s the luxury real estate market like in Prince Edward County currently?

Anita: Historically, the luxury home market in Prince Edward County has seen slower activity; however, recent shifts in interest rates are expected to drive an increase in discretionary spending. This presents an ideal window for those looking to acquire luxury properties, whether for personal enjoyment or as part of the burgeoning vacation rental market, which is capitalizing on the region’s increasing tourism. With these market conditions, now is an excellent time for prospective buyers to explore luxury opportunities in the area.

Jennie: What’s the buyer profile for 131 Peats Point property right now?

Anita: The ideal buyer for 131 Peats Point is someone who appreciates the natural beauty of the surroundings and values a luxurious lifestyle. This property is perfect for those seeking either a permanent residence or a retreat from city life. With its close proximity to the 401 Highway, the buyer has easy access to Toronto without sacrificing its peaceful small-town ambiance.

Situated on the Bay of Quinte, with its own private deck and floor-to-ceiling windows, it offers unparalleled views of stunning sunsets over the water. The home’s modern design, combined with its gourmet kitchen, open concept living space, and seamless indoor-outdoor flow, makes it an entertainer’s dream. With the addition of a living space over the garage, 131 Peats Point has ample room for additional guests. The property is also a haven for outdoor enthusiasts, boasting over 116 feet of private waterfront, a new dock system with a lift, and a zero-entry boat launch.

The nearby hiking trails and outdoor activities further enhance the home’s appeal. For those seeking a deeper connection to nature, locally sourced foods, and a vibrant arts community, 131 Peats Point offers a rare opportunity to enjoy both luxury and a tranquil, culturally rich environment.

Jennie: What’s something unique and perhaps an underappreciated fact about the property you’re marketing?

Anita: One of the unique yet often underappreciated aspects of this property is its open-concept design, which integrates large windows that flood the space with natural light while maintaining privacy. This thoughtful design creates an atmosphere that is both expansive and intimate. The spacious deck, overlooking Lake Ontario, further extends the home’s connection to nature, offering a serene setting for relaxation and entertainment.

Additionally, the relatively mild climate of the area, due to its proximity to Lake Ontario, offers warm summers and cold winters but with milder temperatures compared to other parts of Ontario. This makes the property an ideal year-round destination, providing comfort and enjoyment in all seasons. Together, these factors create not just a luxurious home, but a peaceful retreat perfectly suited for enjoying the outdoors.

To learn more about the opportunities offered in both Prince Edward County and the greater Ontario / Toronto area, I highly suggest you connect with Anita and her knowledgeable team.

Why Jennie Chose Engel & Völkers?

One again – when selecting where to call my luxury real estate sales business “home,” one of the main attractions to Engel & Völkers was the power of the global brand. This is truly a luxury first brokerage, along with relevant extensions like yachting, that fit the objective of helping provide advice and value to my clients as a lifestyle platform. A lot of brokerages speak about being “global,” but I found E&V to truly follow through with that promise.

It’s a tremendous value to my clients, whether buying or selling, to be able to network with global luxury real estate advisors who are experts in their local markets, many of which are feeders to the places I love and work – South Florida and The Bahamas. To illustrate the point, each month I’m highlighting expert luxury real estate advisors from around the globe who I’m proud to call colleagues and actively network with. Whether helping drive exposure to sell a property or mining unique opportunities for purchase, this is the true power of “local expertise with global reach” – not just a catchy mantra (it is catchy, though), but a way of life for this luxury real estate brokerage.

It was so much fun collaborating with PollyAnna and Anita! I’m so honored to call them E&V colleagues, and it just goes to show the strength of our luxury global network. I hope you enjoyed this issue of Around the Globe with E&V – until next time!

With Gratitude,

Jennie
