In this month’s Good Deeds spotlight of my blog, we’re diving into something that’s become increasingly hard to find in our market: newer-construction, waterfront luxury for under $800 per square foot.

We’re talking about the $1M+ luxury single family and townhouse market east of US 1 — those coveted islands and intracoastal neighborhoods in Greater Fort Lauderdale: Fort Lauderdale, Lauderdale-by-the-Sea, Sea Ranch Lakes, Pompano Beach, Lighthouse Point, and Hillsboro Beach.

 

Why This Search Is So Rare

Let’s set the stage.

At the time of writing, there are 455 active listings for water-accessible $1M+ luxury single family homes and townhouses in these coastal communities.

Here’s where it gets interesting:

  • 232 are priced above $1,000 per square foot.
  • 331 are priced above $800 per square foot.
  • That means just 27% of the market — 124 properties — fall below $800 per square foot.

And if you want newer construction — built in the last 25 years — the pool shrinks even further.
Only 35 properties meet that criteria. That’s 7.7% of the entire waterfront luxury market in these towns.

So when I say these opportunities are rare, I mean it. They’re like finding a hidden sandbar: valuable, worth the trip, and not something you come across every day.
