View This Condo Capital Markets What's Caught My Eye A well-telegraphed secret was that the Fed was going to cut the U.S. benchmark interest rate in search of the fabled “Soft Landing,” and that’s exactly what happened last week with a 50-basis-point cut. The data shows it was a slow-ish summer in certain South Florida luxury markets, but active inventory is picking up throughout the region, and we can expect an active Fall/Winter transaction season with the cost of capital actually coming down, along with robust public markets (boosting portfolios and confidence). While the recent cut may have been priced into some financing rates, I believe a steady cadence of rate cuts is going to motivate a meaningful number of buyers and sellers off the sidelines for both South Florida and The Bahamas. There is an impressive collection of luxury projects in the works, as well as opportunities in existing communities, available throughout the island paradise that I’m excited to share with my clients. I have curated a short list of first-class developments, each with its own flavor and offerings, representative of the unique vibe of their host island(s). REIMAGINE Thought of the Week Lots of single-family homes do not utilize their maximum buildable square footage (SF), which is of course fine depending on your needs. However, if you’re thinking about selling your home, getting an analysis of how much SF is available is a helpful bit of information to convey to a savvy buyer. If you’re feeling more ambitious, getting an addition approved (which can always be revised to another’s taste) takes that same exercise a step further and can add tremendous value when considering the sale of your home. To illustrate the point, please see a sample of two additions that I previously had approved for 7233 Los Pinos Boulevard. It doesn’t take a lot of effort to do the same, and I would be happy to help with an assessment before you put your home on the market.
